Why do you think that is? I think it's just training, but then also, can I be real? I think for most of the agents that are in the industry now, they're desperate. They're hungry. And because they're hungry, the desperation makes them go back out to try to find the other thing and not realize that the nurturing of this thing is the real thing. You don't have a lead generation problem, you have a follow-up problem. No big sphere. She just got out of college. She just got out of college.
She barely knew what equity meant, you know? Right. Perfect. So, we installed a conversational AI into her business. Her only complaint to us was, "Could you not have it book appointments for the same day, cuz it's too much?" That was what she was telling us. She was like, "I I couldn't keep up." What if every lead you paid for got a text back in 3 seconds, day or night? And then you woke up to a calendar full of booked appointments instead of a list of names to chase.

Uh to the top of the day, man. Happy to be here. Thanks for having me. I'm always excited when I have an opportunity to share some wisdom uh, with anyone. Well, you know, I'm happy you're here, too. Now, you're very much into the AI world, very techy. So, we want you My job today is to keep bringing you back cuz I I know. So, in plain English, what does an AI agent do? Like, explain that. What's the difference between an AI agent and then just like chat?
Like, what Yeah, so so simple. An AI agent is something that does something for you. So, I want to be clear. Like, it can do anything for you, but you just have to be you want to you have to decide what you want it to do for you. It can do research. It can make calls. It can do text messages. It can create ads. It can do So, an AI agent is pretty much an AI that's designed to do something for you. What we're here to talk about today is what exactly does real estate agents or business owners want it to do for them in
the area of lead generation. But, that's the simplest way to explain it to you. An AI agent is outbound. It's going to do something for you. So, think of it almost like if I had an assistant in the office, a real person, right? That did something for me. I tasked them with a specific task. They go and do it. No questions asked. No break. No days off. No food. No nothing. They get it done. Yeah. And that's the that's the beautiful part of the world that we live in now.
It's just like, oh, I want you to do this. Go do it. Come back and bring the results back for me. So, then I can now do what I need to do. So, that's you just hit it correctly. That's what an AI agent does. Go out. Does stuff for you. Bring back results. Whereas, if I'm just working with chat, if that's what I'm familiar with ChatGPT or Claude or Gemini or any of the others, I I I I put in a prompt. I prompt it with something, and then it replies and then we're done.
Yeah, for the most part, you know, that's that's what it is. It's like you could do some elements of certain things that an AI agent could do, but again, what happens is is with the chat, if you put something out, it said it does it, it comes back, it's sitting there waiting for you. Like, oh, what do I do next? Yeah. So, with the agent, it's all about the outcome. Here's the end result. Here's what I need to happen. So, you tell it exactly what you want the end.
With the chat, it's like you're just having a conversation with the AI agent. Here's what I want you to do, go do it, come back. So, I don't need to worry about it. Like, I have agents working for me right now as we speak here right now. So, that by the time we're done with this podcast, I go back and they're going to give me the results. Not just Not the results of one thing, the results of the the end result. Not just a result, but the end result.
Right. And by agents, you mean artificial intelligence. That is correct. Yes. Just so we just clarify. It's not real estate agents working for you. estate agents running around doing it for me. No, these are AI agents. That is correct. What does conversational AI mean? And And once you define that, what happens when a lead comes in? I make a great I come into Vine Creative Studio. Man, I crank out a ton of content. I make short-form videos all day that have a call to action that actually bring in some leads.
So, those those come in, how does conversational AI handle it? How are you or how can you help somebody handle it? Explain that process. Yeah, beautiful. And And one thing I want to point out for our listeners, you know, at Vine Creative Studio, we don't create content, we create assets. Why? Because content is something that dies in the feed. An asset is something that performs over time, right? So, you put out an asset that when you put it out, you know, a year from now. And I learned this from you, actually, Jay, where you say people say, "What happens if nobody watches your video?" You
say, "Well, they may not watch it now, but they may watch it a year from now. It doesn't matter to me and that's an asset. So there there is a formula for creating an asset and some people create content which dies in the feed but an asset is something that lives on and that's probably another podcast. But you come to Vine Creative Studio, you create an asset. Yeah. And now we take that asset and we put it out where we need to put it out and now it begins to perform and then somebody says, "Oh, this is a great asset.
I want to get some information I want to get whatever this asset is talking about." So they click the button, whatever the call to action is, right? And and call to action is you're saying, "Look, listen, hey, this if you want to get the thing that we're talking about in this asset, do this thing." So they do the thing, click the button. In our case, we have send a message, right? And once you click on send a message, Yeah. conversational AI is exactly what you're thinking that it is.
It's the artificial intelligence, the AI agent having a conversation with the person that's inquiring on that asset, right? And and why this is powerful cuz you want to you want to take note When lead generation is concerned, 100% of the time when that lead comes in, you're going to be doing something. You're always going to be You don't know when that that opportunity is going to come. You're either going to be showing a house, you're either going to be doing some something you're going to be doing and Maybe waiting to wake up.
And you may not be able to respond or even if you did respond, you couldn't have a really good conversation with that person at that time because now they're on their time and you can't get on that time because you're doing something else. That's the beauty of conversational AI. Okay, let's break this down a little bit cuz I want to give them kind of like real practical. So I come in and I make a video. I specialize in first-time home buyers. And and one of my one of my videos one of the part of it is, you know, affordability in New York City is is
a challenge. So we have some great grant programs available. If you want a list of our grants, send a message and we'll get it to you. That message comes in, uh I'm out for a run. Correct. And even if I even if I stopped, or you or or you're in traffic, New York City traffic, in Queens, and you get you're like, "Uh I got a lead." And you're trying to reply, or you're trying to use Siri, or you're trying to use uh whatever, you're not going to reply with the quality that you would Correct.
have a a meaningful conversation as if you're sitting at your desk. Cuz we're not always sitting at our desk waiting for a lead to come in. And you shouldn't be sitting at your desk as a real estate agent because that's probably People don't buy houses at your desk. But anyhow, you know. So, we're busy, or we're doing something else. That AI says, "Oh, I'm always here. I'm always working." It's ready to go. Yes, sir. And then and then has a meaningful conversation. "Oh, Pierre, so you're interested in our grant programs that we a list of grant programs that we have available.
Here it is." Or sends them a link, right? And and then I think where some people might get turned off by this process, hear me out, is that they've had bad experiences years ago, right? Cuz we remember when we have a bad experience more than the good ones usually. But they had a bad interaction with a bot of some sort. Yeah. Maybe go into how much better the replies are. I I I I think the replies are better than human. I think because it's trained. It's trained much better.
And I get that pushback too. And then but let me ask you something. Let me go off topic for a second. Let me ask you something. What's your favorite dish? What is the favorite thing that you like to eat? Pastelon, it's called. What is pastelon? What is it? What is it? It's like lasagna with uh with plantains. It says nice. You ever had a bad pastelon? I I pronounce it wrong. But you ever had a bad one where maybe they didn't You had a bad one.
Yes. But did you ever stop using it, eating it? You still eat it up to today, right? Yeah. Okay. So, not because you had a bad whatever that name is that you just called, uh you stop eating it, right? So, my point is let's just say let's just say ice cream. We'll say ice cream. Yeah, my point is is that you you will have a bad experience with something at some point in your life. It doesn't matter what it is. Okay? So, so with the conversational AI, some people might have a bad taste in their mouth because I've had a bad experience with it from
before, but that doesn't mean that we don't use it today. It's still actually better today than it was. So, I wanted to kind of drop that in for my skeptics. Now, so the conversational AI, I am telling you it is actually and I'm and you're talking to practitioner and I can tell you about Emily who got two listings from conversational AI. The brand new agent never sold a little real estate, right? No like no big sphere, no big She just got out of college. She never she she she didn't she doesn't need she barely knew what equity mean, you know.
Right? So, so so so so we installed a conversational AI into her business. And the thing is is the the AI is designed to say what you would say, but even better and evolve over time. So, if you're saying that I'm concerned about what the AI is going to say, well here's the thing. You can tell it what you want it to say in the way that you want it to say in the tone that you want it to say it in and it can say it exactly the way that you would say it, but I would argue it says it better.
Right. So, so therein is I'm I'm I'm removing the friction from you that oh, I don't know what it's going to say. Well, no, you tell it what it's going to say. That's the beautiful part. Now, and and if we get into it and I'll tell them exactly how it's set up and how simple it is, but most agents I've found, they don't even know how to have a great conversation with a lead. Yeah. So, I have found that that that the AI actually does a better job because what I do is I will train it on how to speak using you know, documentation from
some of coaches that talked about here's how you respond to the lead. Here's how the phrases using NLP, using things that we try to teach agents for all these years. I trained the AI on that and now I'm looking at the conversations and I'm like, "Son of a gun, I wasn't going to say that. That's a good stuff right there." So, that's really good better. We always talk about like if if you're not good at something, delegate. Right? But now we're talking about I'm not good at it.
I don't like to do it or I probably won't do it or I don't have the time. And so what we've done now is removed all of those excuses. That is correct. And and the speed to lead, which we I think is so important. Uh NAR statistics always say that people will work with the first agent that replies. Yeah. Not not the best, not the top seller, not not the person who had you know been the business a long the one who who responds the quickest.
Speed to lead. So, speak to that, right? This is happening like seconds, not minutes, not an hour cuz after an hour then the it goes way down. Now, here's what I will say to you cuz some people are going to be watching the podcast and and or or wherever you wherever it's posted and then probably might be in the comments. And here's what they're going to say. I know what they're going to say. They're going to say, "But I called right away, coach, and they don't answer." That can happen.
That that does happen. That's a legit thing that happened like you might call when the lead comes in and they don't pick up, okay? That doesn't mean that speed to lead still is not is not the most That's a bad lead. It's bad. They don't They don't want it. They they were on their lunch break and they made the inquiry cuz their job their goal is they want to get back to it later, okay? So, so it doesn't mean that they're bad lead. It just means that that timing for them and that's what they got to do it.
So, so two things I want to talk to you real quickly. Number one, speed to lead is still the main thing, okay? That's That's non-negotiable. You as an agent or whoever is listening to this, you cannot, like I said in the earliest, 100% of the time you're going to be doing something. So, it's going to be a challenge for you to always be on to respond to those leads. That's has been a challenge and will continue to be a challenge. Yeah, and it's never going to stop being one.
Number two. So, now So, now we have covered your speed to lead using the conversational AI. That's out the window. You no longer can use that as an ex- as a reason for not responding to your leads in a timely manner. Okay, great. Here's the other part though that that uh that the statistics prove that agents don't go past the third call or they don't go past the third the third connection. So, after the first call or the first try, the second, by the time the third, they fall off, they're gone into the graveyard, the lead graveyard.
Why Why do you Why do you think that is? Um I I think I think it's just because it's training. They're feeling? No, I think it's just training. I think it's just training, but then also how can I be real? I think it's I think for most of the agents that are that are in the industry now, they're desperate, they're hungry. And because they're hungry, uh the desperation makes them go back out to try to find the other thing and not realize that the nurturing of this thing is the real thing.
And the real game in real estate, which I teach all the time, you don't have a lead generation problem, you have a follow-up problem. Leads are not that difficult for you to find. Like I told folks, look, listen, if you stand in the corner of the street and bark like a dog, if you just stand in the corner and you bark like a dog, somebody's going to stop and they're going to ask you, "Hey, why are you barking?" And then you're going to say, "Hey, man, I My name is The Former Peer.
I help people buy and sell homes and I'm barking to get your attention. Do you know anybody looking to buy, sell, or invest in real estate that I can help?" Yeah. So, it doesn't matter what you do. You you long enough, you do consistently enough, you're going to generate some leads. I'm not I'm That's not my issue. My issue with my family and my real estate community is the follow-up and the follow-through. That's the challenge. And that's the other piece that the conversational AI can have.
So, when the lead comes in, sends a message, person doesn't respond, the the AI agent can follow up and follow through because you're getting into AI automations, which is probably going to be your other episode. Right? Where you get into the automation of well, what happens when they when they come in and they don't respond? What happens then? Yeah. Let Let's stop there for a second because your AI doesn't have any feelings. Am I right? No, never. Right. And And I think what I was saying was like after you they get to that they call, they text, maybe they do another call.
They're like, "Ah, how often do we hear this? I didn't want to bother them." "Maybe they weren't really interested. Oh, I knew they didn't want to buy a house anyways." When just like you said, they were Maybe they were busy. Maybe the timing wasn't right. But your AI doesn't have feelings. Yeah. It can't feel It doesn't get rejected. All it knows is like, "Let me keep trying and have trying to have meaningful conversations." Has a task and has to complete the task and that's it. And so, is is it like to give people examples of what that communication might be like?
It's not going to be like uh Wolf of Wall Street, right? You want to buy or sell? Let's go. We got to It's not going to be like totally going after the people every single minute of every single hour. No. It's It's a push-pull. It's having conversations. You don't reply, then you have like a default. It waits a certain amount of days and then pings them again. "Hey Pierre, how are things? You came through the open house." or whatever. Yeah. And then, you know, obviously again, this is when you started getting into offer creation and and and uh follow up value.
So, instead of it like, "Hey Pierre, you want to talk now?" Hey Pierre, based on, you know, I didn't hear from you. I wanted to share this with you. You could share testimonial. You could share some form of a a value add. Something of value. Yeah. Something that the person can use, whatever that is. And uh oh, I saw you came in on looking at my price reduced homes. Here is an updated list for this week. That's one of our most top ads, by the way, that the AI is crushing it on.
And um you all you give them things of value. It's your value ladder, right? And then you keep going up. So, now what happens is it's no longer me just saying, "Oh, hey, you want to buy? You want to sell? Hey, do you want to talk?" It's the most nauseating thing on the planet. Like, nobody just wants to talk. Right? But, give them something of value. Uh whenever whenever, you know, whenever I would say something, he would say, you know, so what? Like, if I say, you know, whenever you whenever I say, you know, "Hey, I'm a real estate agent." He'll say, "So what?" So what? The mind is always like, well, what you know, but one of the things he taught me was whenever you call, and this is standard across, you know, people that do sales now, is the reason for my call is "Hey Jay, this is Pierre. And the reason for my call is" and and I teach this around the country and a lot of people say, "Well, you
know, you don't say how are you?" No, because it's not a genuine question. I don't I don't I don't know him. I don't Because you don't really care how they are. If you if you genuinely care how they're doing, then okay, but I'm telling you that's a line mine because if you say how they're doing I'm awful. Thank you very much. And the truth is it's just so so so hey Jay, this is Pierre. The reason for my call is so again with the follow-up and the follow through if you if the AI is following through after 3 days Hey Jay, I didn't hear back
from you. The reason I'm reaching out is I just came across this house or I happen to have this or we just closed this. The reason for me. So so just put take a note on that at the follow-up and follow through. It has to be a reason and here's the reason why and then you give it to them. You give them the thing. And so then if they connect and let's say it's even a month away, 2 months, whatever whatever it is. There's some kind of connection that happens.
Is there a handoff to then say Hey, you know, they go, "You know what? You're I want to look at some houses. That grant program does look good if I can qualify for it. I I think I would make a move." So there's a couple of ways that you going to do this and obviously we we can Keep it simple. Keep it simple. Number one, you have two ways. We'll keep to I'll give you the thing. I know Pierre so well. I know what he's about to go.
You could have you could have buzzwords in it that the AI is going to have to hand it off to you. Meaning if they say certain things, at that point you want them you want the AI to ping you. Now mind you, with all of this AI stuff, you're watching it happening on your phone in real time. Okay. That was it. Yeah. You're seeing everything in real time. So this is not in the cloud somewhere, you know, it's on your phone. Every ping you're watching it.
You can mute it, you know, if you're not if you don't you know, you have anxiety or whatever and you don't want to keep getting buzzed all the time, and that's okay. Um but, you could you know, you you watch it. And then, you could say send us it will ping you in a special way if Jay man says, "You know what? I want to talk to a real human." or whatever. Cuz some people know, or they'll be like, "Oh, I want to talk to Jay right now." Representative.
Yeah, representative. Or I want to talk to Jay right now. So, that's a handoff, and that comes from trigger words, okay? So, you have to decide in your business, and we help our team decide when that is. The second thing is uh you need to have a booking calendar. So, Jay comes back on after 2 months, he says, "You know what? I'm interested in taking a look at some properties." The AI said, "Oh, that's amazing. What's the best phone number? What's the best email? Uh would you want to set up a conversation with Jay?" Yeah.
And that way he can walk you through what the process looks like in order for you to get into one of these homes that you're looking at. Yes. Okay, what's the best time for you? Is tomorrow or would Thursday be better? Right? Go to the internet of clothes. Did And this is what the AI is doing. And then it says, "Okay, Thursday at 8:00 uh Jay's going to you're going to have an appointment with Jay. Do you want to have it on Zoom or do you want to come to the office?" Zoom.
Great. Alternate choice. Right? Pick Zoom. Great. And now it takes all that information, it puts it into your CRM of choice. If you're using WiseAgent, then it will just take it it will take all of that and it will throw it into the CRM, okay? Um and then it puts a notification on your dashboard. It sends you new appointment. Your phone will appear Thursday 8:00 on Zoom. 10:00 on Zoom, whatever the time is. And it books the appointment. So, those are the two things that you want.
One is the trigger word of when it wants a handoff, and that handoff will message you directly and say, "Hey, call your former right now. He wants to talk on the phone right now." Or the second one is a book appointment, and it books it into your appointment, and then you get on a call, they come to your office, or you get on Zoom, and then you you do your business from there. So, I like what you said about the you know, being able to keep an eye on it for the skeptics out there.
And I think like my wife Christina, she doesn't love technology that much because of she doesn't have control of the messaging all the time. If it's automated, she gets worried that it's going to automatically do something that she doesn't like. And so being able to watch that, talk a little bit more about that cuz I really really really love that. Shout out to Christina. Let me let me blow you a kiss in the air for you. Here's the thing. Two things. Number one, you can have your conversational AI work in two ways.
So if you are like folks like Christina, here's what you could do. You can have it where it it doesn't automatically speak, but it will generate what it's about to say, right? And then you'll see it on your phone, and then if you like what it's about to say, you can hit send. So if you feel like Oh, so like a final human in the loop kind of like a Correct. You like it will pop up and it will be like, this is what I'm about to say.
Do you want This is what I'm going to say. Do you want to send it? Send it. Okay? So you could do it that way. [clears throat] You could also if you while you're watching it and you're seeing like the conversation getting a little weird, then right there in the app, you could toggle it off and you could just hit the button. There's also another feature in the conversational AI that says, if I intervene at any time, either you shut down or you go to sleep.
So let me break that down. If I if while the AI is talking to to to Jay man and I realize this is a super hot lead and I I just want to I just want to micromanage and I want to get in there, which I don't recommend because you will mess it up, but let's just say that you want to You jump in Get out of the way. Get out of the way. And you're like, hey, this is Ifoma. Blah blah blah. If I do that, the the conversational AI, whatever the rule is, will either A, go to sleep and I can say go
to sleep and come back in 2 hours or go to sleep and never wake up. And then what that does is is that now I'm I'm steering the ship. Now if I'm steering the ship, right? Never wake up sounds really harsh. But um but if I'm steering the ship now, that means that if if tomorrow that person comes back in in the chat and says something and I miss it, then that that message goes unattended. Right? So It's It's It's orphan. Yeah, it's orphan now and now there's nothing going through with it.
So I wouldn't recommend putting it to sleep forever well for some folks and many times I had to do it where the conversation was hot and then the person started asking real estate specific questions and I was like, "You know what? This person is hot hot and and I know my skill set and I know my skill level, so I jumped in, but I always would let the AI come back up after about 2 hours just in the event that, you know, I guess the summary of that is you can watch and approve if you want.
I would say just watch and let it do its magic. But it you could intervene, but we don't recommend it. Don't recommend. Because yeah, because folks, if you could do it better, you would be doing it better. Right? So don't be like, "No, no, I know I know." No, you don't or you wouldn't be here in this moment right now. You know what it's like? It's like It's like you go to the restaurant, but you can make some good pasta, right? But you go to the restaurant, you go in the back, you're like, "Man, let me let me go ahead and put Yeah, let me
show you. Let me show you some cheese. You know, I'm like, "Man, sit down eat, man. Like, what's wrong with you?" [snorts] Yeah, I like that. So if if a listener or a viewer only, you know, says, "I want to do one thing with this this week." Like, what's what's the one thing, you know can I do it with existing leads that I have that maybe cold maybe I have a bunch of open houses that I sat that I never got back to or I have leads that I purchased from one of the portals can can I do that or to try to weaken those
up but also you know do I start running ads or step one go to Vine Creative Studio and and make some content. So point them go to Vine Creative Studio and make some content. There you go softball. [clears throat] Make some make some we don't do content and Vine we do assets but they get used to it. So so so yeah definitely come to Vine Creative Studio let's create you some assets but outside of that for your listeners are going to be all all over the country so they're not going to be able to fly in you know we'll have a Vine in your neighborhood
soon. But what you want to do is is I would say uh running some ads and I'm going to tell you the formula and the reason why it's a clean run because if you try to do a reactivation campaign it could be tricky in the sense that uh you're going to have to you know do it on text messaging or you're going to have to do it via email and that's a little bit more advanced so for you here's what I want you to do. Um I want you to go to your Facebook.
Right. Facebook makes it very easy for you to put together an ad. This is the ad that you're going to run listen to the ad simple. You're going to do price reduced homes in your neighborhood. That's the image that's all it is price reduced homes in rock or wherever you are right price reduced homes that's the image and then the the caption is going to be for a list of price reduced homes send a message. That's it. Right? That's easy one two three that's the ad that you run you don't do any special targeting nothing funky do it in Facebook you're going to spend $10
a day you run that. The next thing that you want to do is you want to go to an app called GoHighLevel. GoHighLevel is the app that I use Uh have our software built in it called ProAgent Max. You're welcome to visit that too as well. But you go to GoHighLevel and you do a trial. You do a 30-day trial and they have the AI agent in there. Yeah. They walk you through how to set up the AI agent. And then once you set up the AI agent, you connect it and they walk you through this to your Facebook page.

Not just That's the biggest mistake, not doing it? Not doing it. Just not doing it. Is Is there a programming part of it? Like if I just Do I just turn it on or like the learning of it or like the prompting of it? If I'm going to get technical, if I'm going to get technical, which again, it's still not a mistake.
It's just that it could be better. But if I'm going to get technical, it's the it's not giving it the the the proper prompt. And not so much the prompt, but really like telling it exactly what the outcome is is that you want. So, they just kind of get in and they just patch it up and then it just gives them bad outcome. So, what we do with Porchlight Magic Cuz it's giving it you're they're giving it bad instructions, so you're getting bad You're getting a bad output.
Yeah, that's right. Um so, and again, most people are not marketers, they're not techy, and most of the listeners here be like, "That's great information. I'm not going to do any of it." And that's why we do a done for you. That's why we do an install, we put it in, and then you just you run with it. Because your job is just that you just want to just get leads. That's it. I just want to get leads, man. I want to I want to have conversations, and I want to close transactions.
Period. And and so, to prepare for that, I guess, for them it would be thinking about what you want your output to be. And then also know specifics about your business, right? Cuz you want to want it to be able to Right, it's not just a general real estate conversion bot, cuz it's so different with different markets and how your team might be in the dynamics of your how you sell real estate in the area. So, knowing all that, right? Know about your business or be ready to talk about your business and and like real estate.
Yeah, and I found that a lot of people don't even know that they don't know much about their business. So, Right. That's true. Very true. a call with them, it's so refreshing when we ask certain questions, and then they're like, "I never thought about it that way." Well, I'm glad you came. And so, they leave some people are more excited with the conversations that we have than with their AI agent, because they get clarity. They get so much clarity on on the they they have these really huge aha moments, because now nobody really asked them the those questions that they never had to answer it.
And now they have a Oh, wow, I didn't know that. And so, most of our conversations, people leave excited even before we install the AI. Yeah, it makes them reflect on their business or think about it if they had like this this I can't remember her name now, but we're going to call her Annie agent that was fresh out of college that got to Emily. Oh, man, I was close. Annie. Uh and so Emily that was that what the process was like? Like fresh out of college, doesn't know anything about real estate, super excited, a lot of energy.
She's fresh out of college, you know, and she was just like, I don't know what to do. So then okay, we can install this AI agent into your into into your business. All you have to do is just be ready to go on appointments. She said, "That I could do." So we ran a price reduced home ads for her. We connected it to our Facebook Messenger. The ad ran. It connected to her messenger. And then she started getting booked appointments. Her only complaint to us was "Could you not have it um um um book appointments for the same day because it's too much." That was
what she was telling us. She was like, she was like, "I couldn't I couldn't keep up." So so we had to like cuz sometimes the AI be like, "Hey, do you want Do you want Emily to to call you today?" And then, you know, she says it was just so much and she couldn't keep up with the demand. So we started doing it for the next day. All right, last question. Same one we ask every guest on the show. You ready? What is your single best tip for someone who is just getting started with AI?
I would say to consume yourself with like like put it into your calendar. Put it into your calendar to learn AI every day. And here's my power move that I teach cuz a lot of people they they have uh their social media they don't want to get dirty. So what I teach is go open up a fresh YouTube account and a fresh Facebook account. And then I want you to follow everybody on that YouTube and everybody on that Facebook or that Instagram that's talking about AI and AI for real estate.
Those are the only people because what you're doing is you're training the in the algorithm to give you what you want. So leave your kittens and your puppies and all that stuff on your personal pages. That's fine. And then I want you to dedicate, yeah, you know, uh an hour or hours a day just on those feeds, learning, watching people like Jay, watching people like Ifoma, people that are putting out AI content. That's the fastest way to learn and to grow without even having to do hands-on because once you have that knowledge, then you get the confidence.
And once you get the confidence, now you can grow. I love that. So, you could just call it like Jay Mann learns Instagram, Facebook, YouTube. And then just follow [clears throat] Man, I love that. So, so you have channels that you could just tune in every day while you're driving or while you're at the office or while you're at the on the subway. Everything on that feed is just going to be AI. That's all that's all they're feeding you. AI real estate speaking. So, it's like on your calendar, you know, you know, on the drive home or or maybe you sitting waiting to pick up
the kids or whatever you're going to do. I know I have an hour waiting there. That hour, instead of me watching kittens, I'm scrolling through AI. Oh, wow, I didn't know that. I didn't know the CEO of uh or the co-founder of ChatGPT is going over to Anthropic. I didn't know that. Let me go watch this video. And then you watch the video and they talk about how to use Claude co-work. And then they talk about how to use Claude code and they You see what just happened?
You got smarter. And once you get smarter, you get more confidence. Once you get more confidence, now you can grow. Like Zig Ziglar used to say, it's your university on wheels. University on wheels.
